Garage: Phase 1.1
September 21st, 2009 @ 9.56 pm
Once the electric was relocated I could finally focus on building the garage. I’d already drew up plans for a 24′x24′ garage to sit in the back corner of the lot, and only needed a building permit and foundation to build upon.
Permitting
I went down to the county offices on July 28th to apply for a walk through permit, but it wasn’t a walk-in and out affair. They were fine with the building, but the survey maps show a small stream behind the property, and streams have flood plains. The county was concerned that I’d be close to the flood plain, and wanted me to prove that the finished floor of the garage would be at least 2′ above the 450′ elevation point (flood plain level).
I ended up having to hire a surveyor, and he found the needed elevations and also marked two corners of my property so I knew exactly where I was locating the garage. It took two tries with their drawing to satisfy the county, but as of September 1st, I had a building permit.
Foundation
Originally a contractor I hired to do the foundation was supposed to start in mid August, but without the permit, he couldn’t start. After picking up the permit on September 1st, he was out and starting on the foundation on September 2nd. They dug and poured the footers in one day, and then formed and poured the foundation walls on a second day. They would have poured the slab the next day, but it rained. And they would have poured it the next week, but it threatened to rain or did rain all week. Finally the slab was poured on Tuesday the 15th.
Here’s some thumbnail sized pictures of the foundation being built. Full size pictures, and more pictures are over in the gallery.
